The quiet promise

Built for sleep, not for show.

Every one of our 64 rooms was engineered around the same goal: that you stop hearing the city the moment the door closes. Here's how.

  1. 01

    Triple-pane windows

Floor-to-ceiling glazing with a third interior acoustic pane, factory-tuned to drop street noise by roughly 38 decibels. The window seals, the room goes quiet.

  2. 02

    Solid-core doors

Each guest room is closed off by a solid hardwood door with full perimeter seals — not the hollow-core doors you hear through in most downtown hotels. Hallway traffic stays in the hallway.

  3. 03

    White-noise machines, standard

A bedside LectroFan in every room — three fan timbres, three ambient tones, and a sunrise alarm. Set it, forget it, sleep through the 4 AM garbage truck.

  4. 04

    Housekeeping that knows quiet

Our housekeeping team — average tenure 9.4 years — has a written noise protocol: hallway shoes, closed doors, no vacuums before 9 AM. AAA has scored our cleanliness at 98.2/100 for fourteen inspections running.

Step outside

Walk out the door. You're already there.

Our block sits on the soft edge of downtown — close enough that everything is a stroll, far enough that none of it keeps you up at night. A few of the neighbors worth knowing.

The restaurant row one block east of the hotel
3 min walk

Eleven restaurants on Carlow & 4th

From a wood-fired ramen counter to a 32-seat tasting room that pours only Oregon wines. The block is its own dinner reservation.

An art-house theater three blocks from the hotel
5 min walk

Four live theaters

Two independent stages, one historic vaudeville house, and the city's oldest repertory cinema — all showing something worth changing out of day clothes for.

The convention center a five-minute walk from the hotel
5 min walk

The convention center

Close enough to walk your rolling case over in the morning — far enough that you don't hear a single keynote from your room.

The central transit hub, four minutes on foot
4 min walk

The central transit hub

Light rail, streetcar, and the airport express all converge four blocks north. Direct bookings include a $15 transit credit per night, on us.

A note from the family

Same family. Same block. Twenty-seven years.

My parents opened this building in 1998 with forty-eight rooms, a card table for a front desk, and a theory that an independent hotel could out-care any chain in the city. They were right — slowly, then suddenly.

We're now sixty-four rooms across six floors, freshly renovated in March 2023, and still the only downtown hotel on this block that hasn't changed hands. Thirty-eight of us work here full-time. Our head concierge has been with us nineteen years. Our executive housekeeper, fourteen. That's not a brand promise; that's just who's at the desk when you check in.

Because we carry no franchise fees and answer to no corporate parent, the money you spend with us stays here — in the rooms, in the staff, and in the eighty-six-percent repeat-guest rate we're quietly proud of. If you've stayed with us before, thank you. If you haven't, we'd love to host you.
